We collect information you provide directly and a limited amount of information collected automatically.

Information you provide. When you apply to rent, sign a lease, use the Portal, or contact us, we may collect your name, mailing address, email address, phone number, lease and tenancy details, maintenance requests and related information, and records of your communications with us.

Payment information. We do not process card payments ourselves and we do not collect or store payment card numbers. We accept rent and other payments through methods such as Cash App, Venmo, Zelle, ACH bank transfer, check, cash, and money order. When you pay using a third-party service (for example, Cash App, Venmo, or Zelle), that service handles your payment information under its own privacy policy and terms; we receive only confirmation and basic transaction details needed to credit your account.

Information collected automatically. When you visit our website or Portal, we and our service providers may collect basic technical and usage information such as your IP address, browser type, device information, pages viewed, and dates/times of access, including through cookies and similar technologies. We use general website analytics tools to understand site traffic and improve our services. You can control cookies through your browser settings; disabling them may affect how the site functions.

Manage tenancies, leases, and the landlord–tenant relationship;
Operate and secure the Portal and provide its features;
Process and credit payments and send invoices, receipts, and payment reminders;

Text messaging (SMS)

If you provide your phone number and consent to receive text messages from us, we may send you automated, notification-style texts related to your tenancy — for example, payment reminders, payment receipts, invoices, lease reminders, maintenance updates and reminders, and (where applicable) weather or safety alerts. These messages are sent from our business texting number. Message frequency varies. Message and data rates may apply. You can reply STOP at any time to opt out of text messages, or reply HELP for help. No sharing or sale of SMS information for marketing. The mobile phone numbers we collect for the purpose of sending text messages, and your consent to receive text messages, will not be shared with or sold to any third parties or affiliates for their marketing purposes.
